Documenting the Timeline...

As of August 13, 2026, I have not located in the Association's document portal any Board meeting minutes, resolution, or other posted record documenting formal Board action authorizing or levying this specific $1,080 Special Assessment before it was submitted to Owners for a vote. 

I welcome the Association identifying such a record if one exists.

If documentation is subsequently provided, an important part of evaluating that documentation will be determining when the underlying Board action actually occurred, rather than simply when the document memorializing that action was prepared.

For example, relevant information would include:

• the date of the Board meeting or action;
• the Directors who participated;
• the motion or resolution considered;
• the vote of the Board;
• whether notice of the meeting was provided as required;
• when the minutes or resolution were originally prepared and approved; and
• whether the record existed before the Special Assessment was submitted to Owners for approval.

The purpose of asking these questions is not to presume that a subsequently produced document is improper. It is to establish the sequence of events. If the governing documents contemplate Board action followed by Owner approval, then the Association's contemporaneous records should be capable of demonstrating that sequence:

Board Action → Owner Vote → Approval → Assessment

A document produced after questions have been raised may provide evidence concerning an earlier action, but the date the document was created is not necessarily the same thing as the date the underlying action occurred.

For that reason, if additional documentation is provided, I will review it together with the other contemporaneous records and update this site as appropriate.
